When it comes to homeownership, there are people who think it's "an escalator to wealth" and others who claim it's "the American nightmare."

巴菲特說:有人認為擁有房屋是財富電梯,

有人則認為是美國噩夢。

很顯然,前十年的中國房地產市場讓一大批投資者搭上財富電梯豪賺千萬資產,但中國房地產市場黃金時代已過,零首付一轉手翻倍賺的機會早已過去,2016年9月開始,中國房地產市場進入新一輪調整期,在這一輪調控後,房地產市場的投資空間嚴重縮水。

房地產對於剛需來說最大的價值在於居住,房子的金融屬性對他們來說只是理論上的永不變現的收益。

所以巴菲特認為:如果你知道你將在或很可能在某個地方居住相當一段時間,並且你有家庭,有房子是很棒的。

Real estate is a valuable asset "for a great many people," particularly for families that plan on being in the same location for many years, he tells CNBC: "If you know you're going to live in a given area, or think it's very likely, for a considerable period of time and you've got a family, the home is terrific."

這顯然不是巴菲特投資房地產的主要原因,巴菲特認為買房子很棒的理由之一是因為30年的抵押貸款。

One of the reasons a home is a terrific buy is because of the30-year mortgage.

房子的金融價值才是投資客博弈的目的。

The investor took out a 30-year mortgage in 1971 when he bough this Laguna Beach, California, vacation home, which he recently listed for $11 million:" When I bought it for $150,000, I borrowed some money from Great Western Saving sand Loans. So I probably only had $30,000 of equity in it or something like that. It's the only mortgage I've had for 50 years."

巴菲特1971年在加州Laguna Beach買度假房時,就申請了抵押貸款。最近該房標價1100萬美元正在出售。當時房子買入價格為15萬美元,巴菲特從Great Western儲蓄貸款公司借了一些錢。他自己可能投入的資金為大約3萬美元。這是巴菲特唯一持有50年的抵押貸款。

A 30-year mortgage is "the best instrument in the world," Buffett says.

但是2017年年中開始,各大銀行開始頻繁上調房貸利率,現在大多甚至已經超出基準利率。在這樣的情況下,房貸已然不是最低息的貸款。

放在一年前,巴菲特的說法或許沒錯,但是經過2016年-2017年一年的動盪調整,中國的房地產市場越來越稱得上國家當初喊出的口號“房子是用來住的”。
